Health + Safety

What does an owner's representative do on a commercial construction project?
An owner's representative serves as your independent advocate throughout the project. I attend critical meetings, review contracts and pay applications, manage the design and contractor teams, and ensure every decision is made in your interest — not the contractor's or architect's. On any commercial project in Los Angeles or Southern California, having someone solely focused on your outcome is the difference between controlling a project and reacting to one.
Do I need an owner's rep if I already have an architect and a general contractor?
Yes. Your architect is responsible for design; your general contractor is responsible for construction — both have their own priorities and margins to protect. An owner's representative works exclusively for you, providing independent oversight of both parties. Without an owner's rep, the owner is often the last to know when something goes wrong.
What size projects do you work on?

Yes. I provide permit expediting as a standalone service or as part of a full Owner's Representative engagement. I coordinate directly with LADBS, the Fire Department, Planning, DSA, OSHPD/HCAI, and other agencies on your behalf. Los Angeles permitting is complex and time-sensitive — having someone who knows the process can compress your timeline significantly and prevent costly delays.
What are entitlement services and do I need them?
Entitlement services cover the approvals required before construction can begin — zoning clearances, conditional use permits, variances, density bonuses, and environmental review. If your project requires Planning Commission approval, a CUP, or any discretionary review, entitlement services are essential. I manage the process on your behalf, coordinate with planning staff, prepare applications, and represent your interests at public hearings.
